Buying here is different from buying anywhere else.

Verrado is a master-planned community with its own districts, builders and amenities, and the right home depends on how you want to live. I have lived here since 2005 and raised two sons here, so I can tell you what a street is like on a Friday night, not just what the listing says.

The Process

From first call to keys, in six steps.

Here is how buying a home in Verrado usually goes. Every step is something I will walk you through.

1

Tell me what you want

A short conversation about your timeline, budget and what a good day in Verrado looks like: golf, walkable Main Street, mountain views, a quiet street.

2

Get pre-approved

Know your number before you tour. My husband, John Medrano, is an Arizona loan officer and happy to talk it through. You are always free to use any lender you like.

3

Choose your district

Verrado has seven districts plus custom homesites. I will help you narrow it to the two or three that fit, then we look at what is for sale there.

4

Tour the homes

We see the homes in person, and I point out what the listing photos will not show: lot position, street traffic, sun exposure and what is close by.

5

Make an offer

I will pull recent nearby sales so your offer is grounded in real numbers, then negotiate on your behalf.

6

Inspect, appraise, close

I keep every deadline on track from inspection through appraisal to the day you get your keys, and I am a phone call away the whole way.

Common Questions

Buy FAQs

How much do I need to buy a home in Verrado?

It depends on the price, loan type and your savings. Use the calculator above for a starting idea, then talk with a lender about down payment options and closing costs. I can introduce you to John, or you can use any lender you prefer.

Which Verrado district is right for me?

Each district has a different feel: Main Street is the walkable town center, Victory is the 55+ active-adult area, Highlands sits against the mountain, and so on. The districts section above and the Districts page walk through them, and I am glad to narrow it down based on how you live.

Is Verrado part of an association?

Yes. Verrado is a master-planned community with an association, and some neighborhoods have additional dues. Amounts and what they cover vary by home, so I confirm the current numbers for any home you are serious about.

How long does it take to buy a home?

Searching depends on you and the market. Once an offer is accepted, a financed purchase commonly closes in about 30 to 45 days, depending on the lender, inspection and appraisal.

Do I need to be pre-approved before touring?

It is not required, but it helps. Knowing your price range keeps the search focused and lets you move quickly when the right home appears.

Can you show me homes that are not listed yet?

When off-market homes come up through my network, I will tell you about them. Tell me what you are looking for so I know when one fits.
